Birgu, also known as Vittoriosa, is the oldest of the Three Cities and one of the oldest fortified settlements in Malta, having served as the first home of the Knights of St John before the founding of Valletta. Its fortifications, auberges and narrow lanes predate the capital by decades, and the town sits directly on the Grand Harbour opposite Senglea and Kalkara.

Price levels in Birgu remain moderate compared with the Northern Harbour towns, but they have been trending upward on the back of waterfront regeneration, most notably the Cottonera Waterfront project around St Angelo Mansions, which is bringing a marina, a hotel, a spa and a casino to the town’s harbour edge. The existing housing stock is dominated by historic townhouses, increasingly supplemented by new-build waterfront apartments, and rental demand is moderate but building as the area’s profile rises.
Who buys in Birgu
Birgu draws buyers looking for authentic, lived-in character rather than a polished tourist strip - washing still hangs between balconies and elderly residents chat on doorsteps in streets a few minutes from the new marina development. It appeals to owner-occupiers and restorers attracted to historic townhouses at a lower entry point than Valletta, as well as investors positioning for capital appreciation as the Cottonera regeneration matures, given the town remains comparatively undertouristed relative to the capital across the water.
