Cospicua, known in Maltese as Bormla, is the largest of the Three Cities by population and sits at the innermost point of the Grand Harbour, wrapping around the creek that separates Birgu from Senglea. Historically it grew up around the naval dockyard on its doorstep, giving it a more working-class, industrial character than its two neighbours.
Property market
Of the Three Cities, Bormla remains the least gentrified and, correspondingly, the most affordable entry point into the Cottonera area. Price levels sit at the lower end of the Three Cities range and rental demand is moderate, with a housing stock still dominated by older, often unrenovated townhouses rather than the new-build waterfront apartments beginning to appear in Birgu.
Who buys in Cospicua
Cospicua tends to attract value-focused buyers and restorers priced out of Birgu and Senglea but still wanting access to the historic Three Cities core and the Grand Harbour. Its lower prices and largely untapped renovation potential make it a candidate for longer-term capital appreciation as Cottonera-wide regeneration efforts gradually extend beyond the waterfront projects concentrated closer to Birgu.
