Victoria (Rabat) is Gozo’s capital and main commercial centre, sitting roughly at the island’s geographic middle. Gozo’s property market is structurally distinct from mainland Malta’s, generally offering lower entry prices alongside a smaller, more seasonal rental market.

Property market

Price levels across Gozo, including Victoria, are low relative to mainland Malta, and particularly relative to the Northern Harbour area. Rental demand is moderate and skews seasonal, with holiday-let activity forming a larger share of the market than long-term residential letting compared to mainland localities.

Who buys in Victoria and Gozo generally

Gozo tends to attract lifestyle buyers - both Maltese and foreign - seeking a quieter, lower-cost alternative to the mainland, as well as holiday-home and holiday-let investors. Buyers should note that Gozo’s market has historically been less liquid than mainland Malta’s, with fewer comparable transactions to benchmark pricing against.

Malta vs Gozo: what the price gap actually means

NSO’s most recent locality data put Malta’s overall price level at 103.55 against Gozo’s 68.01 - apartment prices on the mainland are now generally more than 30% higher than on Gozo. That gap is real, but it isn’t uniform across Gozo itself: Xewkija is the cheapest locality in the country at 57.14, while other Gozo towns sit meaningfully higher. Buying in Gozo is also a different lifestyle proposition, not just a cheaper one - the ferry crossing to the mainland (typically around 25 minutes, more with queues in peak season) shapes commuting, healthcare access and day-to-day logistics in a way that doesn’t apply to any Malta mainland locality, however remote.

Getting around Gozo’s own internal price differences

  • Victoria, as the island’s administrative and commercial hub, has the broadest mix of everyday amenities and the least seasonal character of Gozo’s towns.
  • Coastal resort towns such as Marsalforn and Xlendi (both administratively part of other localities) see much stronger seasonal/holiday-let demand and correspondingly higher summer activity than Victoria’s more residential, year-round market.
  • Xewkija and Sannat are the two most affordable localities nationally, both well below even Gozo’s own average.
  • Gozo’s smaller transaction volumes mean locality-level price comparisons carry more year-to-year noise than on the mainland - treat any single year’s move with some caution, and check the full locality comparison for the latest reading.
