Gżira and Sliema sit side by side on the Northern Harbour coast, and Gżira is routinely framed as the more affordable way into the market Sliema anchors - but the two aren’t quite the same purchase.

Similarities

Both face the same stretch of harbour toward Manoel Island and Valletta, and both draw heavily on tenants priced out of - or working near - Malta’s main commercial and hospitality districts, so rental demand in the two markets tends to move together rather than independently. Parking and street density are tight in both, closer to each other than to the outlying suburbs, and both have seen significant redevelopment of older apartment stock into taller modern buildings.

Differences

Sliema carries the highest price levels in Malta - NSO’s 2025 relative apartment price level data placed it at 160.98 against a national average of 100, roughly 61% above average and the highest of any locality in the country. It’s also a genuinely varied market in its own right, from the premium Tigné Point and Fort Cambridge Special Designated Area developments at its eastern tip, to the seafront along Tower Road, to better-value inner streets around the town centre. Demand comes from both local buyers and international tenants, with capital appreciation that has historically tracked ahead of the national average.

Gżira’s price level sits below Sliema’s while remaining high relative to the national average, functioning largely as the more affordable option for tenants and buyers priced out of Sliema and St Julian’s. Its own seafront strip facing Manoel Island and Valletta carries a premium over its inland streets, echoing Sliema’s own seafront-versus-inner-street split, just at a lower overall price tier throughout.

Which suits you

Buyers wanting the widest choice of sub-markets, the strongest capital-appreciation track record, or an SDA development with no AIP restriction should lean toward Sliema. Investors chasing similar rental demand at a meaningfully lower entry price - and willing to accept ongoing redevelopment noise in parts of the locality - are generally better served by Gżira. See Sliema vs St Julian’s for how Sliema compares against its other main neighbour.
