The konvenju deposit is the sum a buyer pays on signing the promise of sale, commonly around 10% of the agreed purchase price, held by the notary or estate agent pending the final deed. If the sale falls through due to the buyer’s default, this deposit can be at risk; conditions in the konvenju (such as a mortgage or AIP permit condition) are what typically protect a buyer’s deposit if the sale can’t proceed through no fault of their own.
See the full Promise of Sale / Konvenju guide for how deposits and conditions work together.
