Loan-to-Value (LTV)

The proportion of a property's value a bank will lend against, with foreign buyers generally getting a lower LTV (larger deposit) than residents.

Loan-to-value (LTV) is the ratio of a mortgage to the property’s value - an 80% LTV means a 20% deposit. In Malta, resident salaried buyers can generally access higher LTVs (up to around 90%), while non-resident and buy-to-let borrowers are typically limited to roughly 60–70%, with non-EU nationals often needing a 30–40% deposit.
