An Urban Conservation Area (UCA) is a zone designated by Malta’s Planning Authority to protect areas of traditional architectural or historic character. Buying a qualifying property within a UCA - generally one built more than 20 years ago and vacant for more than 7 years, or newly built in traditional Maltese style - can unlock a stamp duty exemption on the first €750,000 of value, and additional grants for first-time buyers.
