NSO: 1,207 Property Deeds Signed in July 2026, a Quarter of Them Garages

NSO Malta's July 2026 property transactions release shows final deeds of sale down 5.1% year on year by count, but up 3.6% by value.

NSO Malta’s July 2026 residential property transactions release shows 1,207 final deeds of sale registered during the month, down 5.1% on July 2025 by count, even as the total value of those deeds rose 3.6% to €417.6 million - a sign of higher average transaction prices rather than higher volume.

Deeds vs promises of sale

Alongside the 1,207 final deeds, 1,147 promise of sale (konvenju) agreements were registered in July, down 6.5% year on year by count but up 9.7% by value to €483.3 million. Who’s buying, and what

Individual buyers accounted for 1,081 of July’s final deeds - 89.6% of the total - worth €320.2 million, or 76.7% of total value, with the remainder made up of companies and other legal entities.

Of the 1,333 individual properties transacted in final deeds that month, apartments were the largest single category at 470 units (35.3%), followed by garages at 331 units (24.8%) - nearly a quarter of everything sold that month, as the headline figure suggests.

Where the activity was

The three most active localities by final deed count in July were San Pawl il-Baħar (St Paul’s Bay) with 89, Marsaskala with 60, and Mosta with 54 - all comparatively affordable localities outside the high-price Northern Harbour core. See our St Paul’s Bay and Marsaskala area guides for more.
