Privacy Policy

In short

MaltaProperty.info uses privacy-focused, cookieless analytics (Umami, self-hosted by us) to understand which pages are read - it doesn't use cookies, doesn't build a profile of you, and can't identify you individually. We don't otherwise use advertising trackers or any third-party tracking. The only personal data this site could otherwise collect is what you actively send us - by email, or (once active) through the buyer enquiry form.

Hosting

This site is hosted on servers operated by netcup GmbH, Germany. As with any website, the hosting infrastructure automatically processes basic technical data for every request - such as IP address, timestamp, requested page, and browser/user agent - in server log files, for the legitimate purpose of operating, securing and troubleshooting the service (GDPR Art. 6(1)(f)). This site does not itself read, analyse or store these logs beyond what netcup retains as part of standard hosting operations; seenetcup's own privacy policy for details of their practices.

Analytics

We use Umami, an open-source analytics tool, self-hosted by us at umami.philippkrueger.com rather than a third-party SaaS platform - we control the data, it isn't sold, shared, or used for advertising, and it isn't used by anyone but us.

Umami, as we run it:

• Sets no cookies and stores no persistent identifier on your device.
• Never stores your raw IP address. It's used only momentarily, as part of a hash combined with your browser and our website domain, to produce an approximate, non-reversible daily visitor count - that hash resets on a rotating basis, so it cannot be used to recognise the same visitor across days or link activity to an identity.
• Collects aggregate technical data: page visited, referrer, approximate country, browser, operating system and device type.
• Does not track you across other websites, and does not build an individual profile.

Because no non-essential cookies are set and no individual is identifiable, no cookie consent banner is shown. We rely on our legitimate interest (GDPR Art. 6(1)(f)) in understanding, in aggregate, which content is useful, weighed against the minimal, non-identifying nature of what's collected. We do not use Google Analytics or any other third-party analytics, advertising trackers, or client-side tracking technology.

Search

Site search runs entirely in your browser against a static search index - no search query you type is transmitted to us or to any third party.

Buyer enquiry form

The homepage includes a buyer enquiry form intended to connect prospective buyers with a local property specialist. This form is not currently active - it isn't connected to any backend, and submitting it does not transmit or store any data. If and when this form is activated, this policy will be updated in advance to describe exactly what data is collected, how it's used, how long it's kept, and who (if anyone) it's shared with, along with the legal basis relied on (typically your consent, GDPR Art. 6(1)(a)).

Email

If you email us, we'll hold that correspondence - and any personal data it contains - for as long as reasonably needed to handle your query and keep a record of it, on the basis of our legitimate interest in managing correspondence (GDPR Art. 6(1)(f)) or, where relevant, to take steps at your request (Art. 6(1)(b)).

Your rights

Under the GDPR, you have the right to:

• Access the personal data we hold about you
• Request correction of inaccurate data
• Request erasure of your data
• Restrict or object to certain processing
• Request a portable copy of your data
• Lodge a complaint with a supervisory authority

Changes to this policy

If how this site handles data changes - for example, if the buyer enquiry form is activated, or our analytics setup changes - this page will be updated and the "last updated" date above will change accordingly.
