Malta’s residential property market has continued to see steady price growth through 2025 into 2026, even as monthly transaction counts have softened slightly against a strong prior year.
Prices
The Residential Property Price Index stood at 104.19 in Q1 2026, up 6.7% year on year and 1.8% on the previous quarter - the most recent officially published reading at the time of writing. See the dedicated prices page for how the index works.
Transaction volumes
NSO Malta now publishes residential property transaction data monthly rather than quarterly. Final deeds of sale eased to 1,207 in July 2026 - down 5.1% by count on July 2025, though up 3.6% by value to €417.6 million, pointing to higher average transaction prices rather than lower demand. Promises of sale (konvenju) registered in the same month came in at 1,147, down 6.5% by count but up 9.7% by value.
What’s driving demand
Sustained rental demand in the Northern Harbour area, ongoing interest from foreign buyers, and comparatively affordable, high-activity localities such as St Paul’s Bay and Marsaskala - both among July 2026’s most active by transaction count - all remain contributing factors.
